Cunniff Design were originally appointed by Paragon Interiors to provide architectural services including securing Planning and Listed Building consents, as well as providing space planning and technical packages for construction.

The scheme is based on a flexible layout providing a range of accommodation, including cellular offices, open plan co-working spaces and a café/bar ‘Social’ at ground floor. The flat roof was also converted into a social terrace with unique views overlooking the Town Hall!

Listed Building

The original building dates to 1899 and has always served as an office but was re-modelled in the 1980s. The façade is finished in hand moulded faience terracotta – a traditional Leeds feature from the heyday of the Burmantoft potteries. Having laid empty for several years, the building was in need of renovation and the ornate façade was carefully cleaned and repaired but otherwise untouched. The original Brazilian mahogany windows were repaired and repainted unifying the frontage and making the building shine again in the streetscape.

Co-Working

The internal fit out was created for Avenue HQ - an innovative provider of membership-based private and co-working spaces. With bases around the country, it provides a dynamic and flexible approach to taking office space to start and grow a business, with the ‘Social’ at the heart of the scheme.
